Property Description

A Rare Hudson Valley Legacy Estate Above the Ashokan Reservoir. Perched high above the Ashokan Reservoir with breathtaking Catskill Mountain views, this extraordinary 115-acre private estate offers a rare combination of scale, privacy, natural beauty, and proximity to the very best of the Hudson Valley. Encompassing approximately 8,726 square feet with 9 bedrooms and 5.5 baths, the property is an exceptional private compound designed for sophisticated entertaining, weekend escapes, equestrian pursuits, and four-season country living. The elevated setting provides spectacular panoramic views, with unforgettable sunrises over the mountains and dramatic sunsets across the reservoir. The estate includes the main residence along with two additional guest cottages, offering exceptional flexibility for family, friends, guests, or extended stays. Tucked privately into the surrounding woods is a charming additional camping cottage, creating a secluded escape for reading, writing, relaxing, or simply enjoying the quiet of nature. Outdoor living is a defining feature of the property. A separate pool house with a commercial kitchen provides an extraordinary venue for entertaining, private dinners, celebrations, and summer gatherings. The grounds also feature a pool, extensive trails, gardens, a pond, rock outcroppings, and expansive open acreage. For the equestrian enthusiast, there is a farm riding ring and small barn, while the extensive property offers ample opportunity for horseback riding, hiking, exploring, and enjoying the land. Despite its wonderfully private setting, the estate is ideally positioned for enjoying everything that has made the Hudson Valley and Catskills one of New York's most sought-after destinations. HITS-on-the-Hudson is approximately 25 minutes away, while Woodstock, Saugerties, Kingston, and Phoenicia offer acclaimed restaurants, galleries, golf, music, shopping, and a vibrant creative community. The surrounding Catskills are home to some of the region's most coveted luxury escapes, destination restaurants, boutique hotels, wellness retreats, and celebrity-favored hideaways, including Piaule Catskill, Deer Mountain Inn, and Wildflower Farms. Skiing and winter recreation are easily accessible at Hunter Mountain, Windham Mountain, and Belleayre, while warmer months bring hiking, biking, swimming, horseback riding, golf, fishing, and endless outdoor adventure. For those seeking culture and entertainment, the area's renowned music and arts scene includes Woodstock's legendary creative heritage, while nearby Kingston and Saugerties provide additional dining, galleries, antiques, and waterfront experiences. The property is close enough to enjoy the Hudson Valley's celebrated restaurants and social scene, yet secluded enough to feel completely removed from it all. Approximately two hours from Manhattan, this remarkable estate offers the increasingly rare combination of 115 acres of privacy, extraordinary reservoir and mountain views, multiple residences, equestrian amenities, a private pool, dedicated entertaining spaces, and direct access to the Hudson Valley lifestyle. This is more than a country property—it is a private Catskills retreat and legacy estate, offering an unparalleled opportunity to create your own secluded Hudson Valley world.
